Most managers collect rent and forward invoices. We run your property the way we’d run our own, because a lot of what we manage started as our own.
A broker and attorney on your side
Your property is overseen by a licensed broker who is also a licensed attorney. Leases, notices and tough situations get a careful read, not a template.
Marketed like a listing
Professional photography, video and a dedicated page for every vacancy, the same way we market homes for sale. Better presentation means better residents, faster.
No markup on vendors
You pay exactly what we pay our trades. No hidden maintenance surcharges, no junk fees, and our pricing is published right on this page.
Rehab in-house
When a unit needs work between residents, we manage the renovation ourselves, from scope to finish, so it’s back on the market sooner.
Real people who answer
You and your residents deal with a small team that knows your building by name. Our reviews say it best: quick response, good people.
Online everything
Owner statements, online rent payments, maintenance requests and screening run through our property management platform, so you can check in any time.
Your investment, not just your rent roll
Because we also do sales, development and cost segregation, we can tell you when to hold, when to sell, and how to cut your taxes on the building you already own.
Local by design
We focus on Downtown, Little Italy, Mission Hills and the neighborhoods around them, where we live and work, instead of spreading thin across the county.
We manage like long-term owners, because we are.
Most property managers come from property management. We come from building, developing and practicing law, and we bring all of it to protecting your investment.
The builder’s eye
When something breaks, we don’t just see a repair. We see its whole life. The real question is whether a fix quietly sets up a bigger loss down the road, or whether replacing it at the outset is the smarter money. Should that refrigerator be repaired once, twice, three times, or replaced today? We won’t always be right, but because we’ve built and developed properties ourselves, that call is informed, and it’s often the difference between revenue and loss.
Judgment cuts both ways. Two HVAC companies once bid a building’s system as a full replacement, roughly eight to ten thousand dollars each. A third contractor, recommended to us and still one of our trades nearly a decade later, called it a band-aid: a few hundred dollars that would buy a few years. The owner agreed. Ten years later, that unit is still running.
The skill isn’t only the repair call. It’s knowing which contractor will tell you the truth, and having spent years building those relationships so your property gets them.
Value for the tenant is value for the property
Everyone wants to maximize rent. The difference is how you earn it. We would rather give residents real value that raises the value of the property than push a rent number the unit doesn’t justify.
In practice that means comfort and quality of life: iPads that control lighting and sound, ceiling fans where there was no air conditioning and HVAC added where it makes sense, closets built out custom with lighting instead of two bare rods. We invest in making the existing space genuinely better, not just chasing more square footage.
A resident who loves where they live stays longer, takes care of the home and justifies the rent. That’s why we work best with owners who think long-term, the way we do.
Leasing like a sales team
We’ve taken brand-new buildings from empty to leased for developers across San Diego, and we bring our sales playbook with us. We’re known for sales, and sales agents market harder than most rental managers ever do.
So we put the whole brokerage community to work for your building. Agents earn a referral fee just for sending us a renter who signs a lease. They don’t have to show the unit, drive over, pay for parking or do any of the legwork. They send the name; we do the rest; they get paid.
Community, and a buffer for you
Once residents move in, we build a sense of belonging: events, a social feel, and a reason to want to stay. Each property has its own assigned team, so residents deal with a face and a name, not a faceless building.
That also protects you. We stand between you and the day-to-day, so you’re never the one cornered as “the landlord” or saying no in person. We handle the hard conversations so you don’t have to.
Quick response time. Knowledgeable. Good people.
“I’ve been with Advani Realty for over 4 years now (2 separate units) and have had a great experience. Prem Advani, and Sidnev Muldrow in particular, assisted me in some very challenging situations and were able to resolve them seamlessly.”
“Sid and Advani Property Management were such a pleasure to work with — prompt, professional, and extremely helpful during the entire process. The properties she has to show are not your run-of-the-mill apartment complexes.”
“I rented one of the properties they manage in Little Italy. The property was absolutely beautiful, top of the line, and well maintained. To be honest, I have never lived somewhere managed this well.”
