Three walkable neighborhoods on the east side of Balboa Park, full of Craftsman bungalows, independent restaurants and the best craft beer in a city that takes it seriously. Close enough to share a farmers market, different enough to pick a side.
North Park
The center of gravity.
University Avenue and 30th Street are the spine: restaurants, bars, breweries and coffee on nearly every corner, with the neon North Park sign over University Avenue and the historic Observatory North Park theater for shows. Off the main drags it turns quiet fast, block after block of Craftsman and Spanish revival homes.

University Avenue, 30th Street and North Park Way. Walkable, busy at night, and the reason people move here.
The homes
Craftsman bungalows, Spanish revival, and 1920s–40s character homes, with historic districts in parts of the neighborhood. Condos and newer infill near the corridors.
Don’t miss
The North Park Thursday Market, every Thursday 3–7:30 PM on North Park Way at 29th Street, and Morley Field’s pool, tennis and disc golf at the edge of Balboa Park.
South Park
A small-town village with a park for a front yard.
South Park centers on 30th Street and the “tree streets” of Juniper, Grape and Beech: independent shops, cafes and restaurants in a few walkable blocks, with Balboa Park and its golf course right next door. Slower than North Park, and it likes it that way.

Craftsman and early-1900s homes on tree-lined streets, many with canyon edges and views toward Balboa Park and downtown.
Don’t miss
The South Park Walkabout, an evening when the shops stay open with music and specials a few times a year, and the Grape Street dog park on the edge of Balboa Park.
University Heights
The quiet one, a walk from everywhere.
University Heights sits on the mesa above Mission Valley, with a restaurant row along Park Boulevard and Adams Avenue, Trolley Barn Park in the middle of it all, and the Vermont Street pedestrian bridge over to Hillcrest. Mostly residential, with older homes and a strong neighborhood identity.
Park Boulevard
The neighborhood’s restaurant and bar corridor, plus Adams Avenue heading east toward Normal Heights.
The homes
Craftsman and Spanish homes, early-1900s cottages, and small apartment and condo buildings closer to Park Boulevard.
Don’t miss
Friday-evening summer concerts at Trolley Barn Park, a tradition for more than 25 years, and the Adams Avenue Street Fair next door every September.
