An attorney’s eye for risk, applied to real estate.
Before founding Advani Real Estate Group, Prem started as a law clerk in construction defect litigation, then practiced as an attorney specializing in intellectual property — work that included real estate cases. That legal background now informs how owners, investors, and operators are advised on acquisitions, dispositions, and everything in between.

Brokerage, fiduciary duty & standard of care.
Prem serves as an expert witness in matters involving real estate brokerage practice, fiduciary duty, standard of care, and landlord/tenant disputes — drawing on a background that few brokers bring to a case: a start as a law clerk in construction defect litigation, a legal career as an intellectual property attorney who also handled real estate matters, and two decades practicing real estate brokerage since 2004. That combination means testimony grounded in both how a transaction is supposed to work and how liability actually gets litigated.
High-rise development, from feasibility to sellout.
Prem advises developers on high-rise and large-scale residential projects, including the strategy behind a sales launch — pricing, absorption, and go-to-market sequencing. That advisory work spans both ends of the market: national and regional builders including Bosa, Intergulf, and Citymark, alongside countless smaller and local developers building single projects rather than portfolios.
Advice backed by his own track record.
Beyond advisory work, Prem invests directly in real estate and structures syndications on his own projects — development and value-add deals he has sourced, capitalized, and executed himself. That track record is what separates the advice here from a purely academic consulting practice: every recommendation is informed by capital he has put behind his own projects, not just deals he has watched from the sidelines.
