Where it stands.

Mount Albertine is a 3.1-acre infill site in Clairemont Mesa, entitled for 13 new single-family homes arranged around a private cul-de-sac. The property carries conceptual approval for a 13-lot subdivision, building on a Tentative Map originally granted in the early 2000s — a long-standing record of the site’s residential feasibility that continues to inform the current entitlement.

Years of technical and environmental work are already behind it: civil engineering and infrastructure studies, a geotechnical report from Christian Wheeler Engineering, drainage and stormwater (SWQMP) analysis, a Vehicle Miles Traveled study, and an approved Mitigated Negative Declaration under CEQA. The Clairemont Mesa Community Planning Group’s lower committee voted unanimously in favor, and the full Planning Group process closed with no adverse recommendation on record.

What remains is largely procedural — final entitlement close-out, improvement plans, and permit issuance — expected to run roughly 6 to 9 months. The homes themselves are designed as modern residences with wood-slat and perforated-block façades, private motor courts, and landscaped frontage along the new internal street, as shown in the renderings above.
