Raw land on a steep hillside lot — the entitlement side alone took real work to untangle, including a lot split and a paper street annex before the property could be built. Prem developed it from the ground up as new construction.

On the first sale, Prem represented both the development entity and the buyer. That buyer later hired Prem again to relist the property, which closed a second time more than five years afterward.
