26 on Riley
Twenty-six new apartment homes and a rooftop deck, a short walk from the University of San Diego.
Apartment living, done with intention.
26 on Riley is a new apartment building on Riley Street, designed to give a compact site an outsized sense of community: a distinctive street presence, private balconies, an elevator, a package and mail room, a generous bicycle and mobility room, and a common roof deck at the top of the building.
The building steps with the hillside from the street down toward the alley, so each level feels connected to the ground and the sky. A butterfly roofline gives it a shape you’ll recognize from a block away.
It’s a short walk from the University of San Diego, with the river valley, open green space and the bay all close by — a neighborhood built for people who’d rather walk, ride, and be part of a community than sit in traffic.

Four ideas behind the building.
Right-sized homes
Thoughtfully planned studios, one-bedrooms and a two-bedroom — efficient layouts that live bigger than their square footage, with balconies and big windows where the building steps back.
A rooftop for the community
A 750 sq ft common roof deck gives residents shared open space with a view, above a building that faces the street with a distinctive butterfly roofline.
Built for a car-light life
A dedicated bicycle and mobility room, package and mail area, and an elevator serve everyday life without depending on a car.
Near campus and the water
Set a short walk from the University of San Diego, with the river valley, open green space and the bay all close by.
Twenty-six homes, one address.
The current concept plan places 21 studios, 4 one-bedrooms and a two-bedroom across six levels. Plans are still evolving as the design develops.
Studios
Efficient, light-filled studios that make the most of every square foot — the heart of the building.
One-Bedrooms
A separate bedroom for residents who want a little more room to settle in.
Two-Bedroom
The top-floor two-bedroom, sharing the level with the rooftop community deck.

Close to campus, close to everything.
Riley Street puts residents a short walk from the University of San Diego and a quick trip to the San Diego River corridor, Mission Bay and the region’s major freeways — a walkable, connected pocket of the city.
