The village that almost wasn’t.
One Paseo opened in 2019 on the southwest corner of Del Mar Heights Road and El Camino Real, after years of community debate scaled it back. What came out of it is a walkable outdoor village of restaurants, shops, offices and apartments, with live music on Saturdays and movie nights on the lawn.

Why families move here, grade by grade.
Carmel Valley is split between two elementary districts that feed the same high school district. Pick the one your address falls in.
- Ashley Falls
- Carmel Del Mar
- Ocean Air
- Pacific Sky
- Sage Canyon
- Sycamore Ridge
- Torrey Hills
- Del Mar Heights (in Del Mar)
- Del Mar Hills Academy (in Del Mar)
Nine K–6 schools. Your address sets which one.
- Carmel Valley Middle
- Pacific Trails Middle
Assignment follows the home’s attendance area.
- Torrey Pines High
- Canyon Crest Academy
Every 8th grader picks a high school in a spring selection window. Torrey Pines draws from attendance areas; Canyon Crest Academy is open to all district residents, with a lottery only if it’s oversubscribed.
- Carmel Creek
- Solana Highlands
- Solana Pacific
- Solana Ranch
Parts of Carmel Valley and Pacific Highlands Ranch are in Solana Beach SD, not Del Mar Union.
- Carmel Valley Middle
- Pacific Trails Middle
Same high school district either way.
- Torrey Pines High
- Canyon Crest Academy
Same spring selection process as Del Mar Union families.
What the portal payment leaves out.
Many newer homes in Carmel Valley, Pacific Highlands Ranch and Del Sur sit in a Mello-Roos district: a special tax on top of the regular property tax that pays for the schools, roads and parks that came with the neighborhood. Add it, and the HOA, to see the real number.
One ZIP, four different valleys.
Carmel Valley
The established neighborhoods around the town centers, with mature trees, parks and the shortest drive to the coast.
Pacific Highlands Ranch
Newer construction around its own village center, next to Canyon Crest Academy and Pacific Trails Middle. Where Mello-Roos questions matter most.
Torrey Hills
Tucked toward Sorrento Valley, with the quickest run to the biotech campuses and I-5.
Around the canyons
Homes backing to open space and preserves, where views and privacy come with fire-safety homework.

Del Mar
The beach, the village and the racetrack, down the hill. The racing guide.
The Fairmont Grand Del Mar
The resort, spa and golf course tucked into the canyon at the valley’s east end.
